Avec un peu de décalage, le marché immobilier de Toulon ne passe que maintenant au ralenti. Ses prix reviennent à un niveau raisonnable, mais restent en moyenne les moins chers du littoral, à 3 175 €/­m2 pour un appartement et à 4 245 €/­m2 pour une maison, selon notre baromètre. Toutefois, il faut compter un peu plus pour les adresses de standing, telles que la ville haute (dans le centre), la Loubière et le bas Faron sur les hauteurs. Et encore plus quand il y a une vue sur la rade.

Avec ses immeubles haussmanniens, la ville haute séduit avant tout les seniors qui veulent tout faire à pied et vivre dans de grands appartements. Rue Mirabeau, des jeunes retraités parisiens ont payé 400 000 €, au comptant, pour un 5-pièces de 128 m2, avec un ascenseur dans l’immeuble. D’autres plébiscitent le bord de mer pour y passer leur retraite : la Mitre, le Mourillon, la Serinette ou le Cap-Brun (dans l’est). Pour cela, il faut débourser…
